class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>The government of West Bengal introduced\nWBHIRA or the West Bengal Housing Industry Regulation Authority in agreement\nwith the provisions of the Real Estate Regulatory Authority 2016. <\/p>\n\n\n\n<p>Further, the HIRA Act was enforced for regulating\nthe sale in the real estate industry and housing sector with the aim of\ninfusing efficiency and transparency. <\/p>\n\n\n\n<p>Moreover, WBHIRA, an online portal, was\ndesigned to register the real estate projects, agents, and complaints\npertaining to the real estate industry in the State of West Bengal.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Difference_Between_RERA_and_RERA_In_West_Bengal\"><\/span>Difference Between RERA and RERA In West Bengal<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>WBHIRA or West\nBengal Housing Industry Regulations Act, as introduced by the West\nBengal government, is a bit foggy as compared to RERA 2016, particularly when\nit comes to a couple of significant factors. <\/p>\n\n\n\n<p>The first is unanticipated circumstances\nthat refrain a builder or developer from adhering to his\/her contract. According\nto the provisions of RERA, these situations could be war, fire, drought, cyclone,\nflood, or any other natural calamity. However, in WBHIRA, these clauses, together\nwith an additional clause that states \u2018\u2026or any other circumstances as may be\nspecified\u2019, have been included by the West Bengal Government.<\/p>\n\n\n\n<p>Further, another difference lies in the\ndefinition of garages. According to RERA 2016, any garage must have a roof\nalong with three sides.
