Further, to obtain RERA Registration in Orissa, the applicant needs to furnish all the particulars and documents specified in the act.

  8. In case of the Commercial Sites or Group Housing, furnish a copy of the Approved Building Plan;
  9. Cash Flow Statements of the Proposed Real Estate Project;
  10. A Non Default Certificate from a Practising Chartered Accountant;
  11. A Copy of the Draft Allotment Letter;
  12. A Copy of the Draft Agreement;
  13. A Brief Summary of the Important Stipulations of Draft Agreement;
  14. Audited Balance Sheets and Statements for the previous 3 Financial Years;
  15. Total Estimated Cost of the Real Estate Project;
  16. A copy of CIN (Company Identification Number) of the Company;

Documents Required for Real Estate Agent Registration in Orissa

The Documents required for Obtaining Real Estate Agent Registration in Orissa are as follows:

  1. A duly filled ORERA Agent Registration Form;
  2. Particulars declaring the type of organization, such as either of the following:
  3. Private Limited Company;
  4. Public Limited Company;
  5. Limited Liability Partnership;
  6. Partnership Firm; or
  7. Sole Proprietorship Firm;
  8. Documents relating to the type of organisation, such as By Laws, MOA (Memorandum of Association), AOA (Articles of Association) etc., as the case maybe;
  9. Address Proof of the Registered Office;
  10. Latest Passport Sized Photograph of the Applicant;
  11. Identity Proof of the Applicant in the form of Aadhar Card;
  12. A copy of PAN Card;

In the first step of the process to obtain RERA Registration in Orissa, the applicant needs to visit the Official portal of ORERA[1].

Choose “Do you want to Register Project or as Agent”

Now, he/she needs to choose the second option “Do you want to Register Project or Agent”, located at the end of the home page. After that, select the option “NO” to start a fresh registration.

Guidelines for Promoter Registration and Login

After selecting the option “No”, the applicant will be redirected to a new page which will show “Guidelines for Promoter Registration and Login”. After carefully reading the guidelines, press “Register” to move further towards the application form.

Fill in the Online Application for Registration

Now, after clicking “Register”, the applicant will be moved further, wherein he/she required to fill in the online application form for registration. The said form include the details as follows:

  1. Register As;
  2. Applicant’s Entity;
  3. Name of the Person Registering;
  4. Position;
  5. CIN or GST Number;
  6. Upload CIN or GST Copy;
  7. Mobile Number;
  8. Email Address;
  9. Username;
  10. Password; and
  11. Confirm Password;

After filling all the requisite details, click on “Register”.

Receive a Verification Email

In the next step, the applicant will receive and verification email on the registered email address of the applicant. The same will signify the completion of preliminary registration.

After that, the applicant needs to go back to the home page to proceed further in the process of obtaining RERA Registration in Orissa.

Now, he/she needs to choose the first option “Registered Promoter or Agent”, located at the end of the home page.

Now, the applicant requires to enter the login credentials provided in the verification mail.

In this step, the applicant requires to fill in the detailed application form, which includes details, such as follows to complete the process of obtaining RERA Registration in Orissa:

  1. General Details;
  2. Previous Real Estate Project Details;
  3. Details of Proposed Real Estate Project;

Upload Necessary Documents

Now, moving further, the applicant requires to upload all the requisite documents as mentioned above.

Tick Verification and Declaration

After that, tick all the boxes of declaration and verification to confirm that the information provided by the applicant is true and best of his/her understanding and knowledge. Thereafter click on the option “Submit” to move further towards the fee payment.

Make Fee Payment

In the last step, the applicant needs to make the payment of the fee prescribed. After that, a reference number will be shown on the screen, which the applicant must record for future reference.

Now, after clicking “Register”, the applicant will be moved further, wherein he/she required to fill in the online application form for registration. The said form include the details as follows:

  • Register As;
