The Gujarat Real Estate Regulatory Authority or RERA in Gujarat popularly known as GUJRERA came into force in May 2017, when the state government approved Gujarat Real Estate Rules 2017.
Further, to keep the Real Estate Act 2016 at its basic, the GUJRERA attempts to make real estate transactions, delivery, dealings, and information as crystal clear and transparent as possible.

Applicability For RERA Registration in Gujarat
The ones who are eligible for obtaining RERA Registration in Gujarat are as follows:
- Any person who constructs or builds a building or a building of apartments;
- Any person who modifies or renovates an existing structure into apartments to sell other people;
- Any person who develops land into a real estate project to sell the same to other people;

- Any primitive cooperative or state-level housing finance society that constructs building or apartments for its members or allottees;

Process to obtain Real Estate Project Registration under RERA in Gujarat
The steps involved in the process to obtain Real Estate Registration under RERA in Gujarat are as follows:

Visit the Official Website
In the first step, the applicant requires to visit the official GUJRERA portal[1].

Click on Project Registration
Now, the applicant requires to click on the option “Project Registration”, located at the end of the homepage.

Select the Type of Promoter
After clicking on “Project Registration”, the applicant will be re-directed to a new page wherein he/she needs to choose the type of promoter from the two option given.

Enter Promoter Details
In the next step, the applicant requires to provide promoters details, such as Email Id, PAN Card, Mobile Number, CIN (Company Identification Number).
Provide Other Details
After that, the applicant requires to provide additional details as follows:
- Authorised Signatory;
- Project Head;
- RERA Registration Number;
- Previous Project Details;
Enter Project Details
The applicant requires to enter details as follows:
- Real Estate Project Name;
- Project Description;
- Project Commencement Date;
- Total Land Cost;
- Total Project Cost;
Enter Development Details
The Development details section includes the information as follows:
- Type of Inventory;
- Number of Inventory available for Sale;

Enter Internal Development Work Details
The details to be furnished in the Internal Development Work Details section are as follows:
- Road System;

The term project bank details include the information as follows:

The details to be furnished in Real Estate Project Architect Details section are as follows:

- Number of Completed Projects;

Fill in Project Structural Engineer Details
The Project Structural Engineer details section includes the information as follows:
- Name of the Engineer;
- Email Address of the Engineer;
- Number of Key Projects Completed;
- Year of Commencement;
Upload Required Documents
Once all the details are filed, the applicant will then require to upload all the documents specified.
Make Online Payment
After successfully submitting the form, the applicant needs to make the payment of the Fee prescribed for obtaining registration under RERA in Gujarat. Further, the applicant will be re-directed to the payment gateway, wherein he/she needs to provide the user name and password to make an online payment. After that, click on the option “Agree and Pay” to remit the fee for registration.
Receive Acknowledgement
Once the applicant has successfully made the payment, he/ she will then receive a message that the details of the said real estate project have been submitted successfully. Also, he/she will receive an acknowledgement number which can be used for future reference.

Process to obtain Real Estate Agent Registration under RERA in Gujarat
The steps involved in the process to obtain Real Estate Agent Registration under RERA in Gujarat are as follows:

Click on Agent Registration
Now, the applicant requires to click on the option “Agent Registration”, located at the end of the homepage.

Select the Type of Real Estate Agent
After clicking on “Agent Registration”, the applicant will be re-directed to a new page wherein he/she needs to choose the type of agent from the two option given.

Enter Agent Details
In the next step, the applicant requires to fill-in agent details, such as Name, Email Id, PAN Card, Mobile Number, CIN (Company Identification Number).
Upload Required Documents
Once all the details are filed, the applicant or the agent will then require to upload all the documents specified.
Make Online Payment
After successfully submitting the form, the applicant needs to make the payment of the Fee prescribed for obtaining real estate agent registration under RERA in Gujarat.
