The Tamil Nadu Real Estate Regulatory Authority or RERA in Tamil Nadu popularly called TNRERA came into force when the state government approved the Tamil Nadu RERA Rules in Tamil on 22.06.2017.
Further, for keeping the Real Estate Act at its basic, the TNRERA attempts to make transactions, dealings, and delivery of information as transparent and efficient as possible.
Also, it shall be relevant to mention that TNRERA or RERA in Tamil Nadu has jurisdiction not only over Tamil Nadu but on Andaman and Nicobar Islands as well.

Concept of RERA Tamil Nadu
According to provisions of the RERA Act 2016[1], it is mandatory for every Indian State to have its own RERA Registration Authority. Further, the main objective of the state RERA is to regulate the real estate industry within the state limits.
Moreover, the Tamil Nadu RERA Act was passed in the year March 2016 as a part of this plan. At present, TNRERA carries out all the functions and activities specified under the parent act and governs every segment of the real estate industry in Tamil Nadu.

Home Buyers
The services offered to the Homebuyers by the Tamil Nadu RERA are as follows:
- Facility to File Online Complaint against Developers;

Promoters
The services offered to the Promoters by the Tamil Nadu RERA are as follows:
- Facility to File Online Complaints;
- Mechanism to Register a Real Estate Project;
- Facility to File Project Extension;
- Updation of Details concerning Registered Project on Quarterly basis;
Real Estate Agents
The services offered to the Real Estate Agents by the Tamil Nadu RERA are as follows:
- Facility to File online complaints against Builders;
- Renewal of their Registration on the official Tamil Nadu RERA portal;
Documents Required for Real Estate Project Registration
The documents required for the Registration of a Real Estate Project are as follows:
- A copy of the PAN Card for the builder/developer;
- An attested copy of the audited balance sheet of the builder/developer’s company for the last financial year;
- A copy of an ownership deed that represents the legal title of the builder/developer, together with the documents that validate this title;
- All the property documents, including the rights, landholders agreement, and development agreement;
- A copy of the plan development, together with all the necessary No Objection Certificates (NOC);
- Details regarding all the existing projects, including the Project Status, Total Area, and Built-up Area;
- ITRs (Income Tax Returns) for the last 3 financial years;
- A thorough design and plan regarding the following:
- Parking Spaces;
- Electrical Wiring;
- Plumbing Plan;
- Structural Stability, etc.;
- Any other document as may be prescribed in the RERA Act;
Process to Register a Real Estate Project
The online mechanism for registering a real estate project with the Tamil Nadu RERA Registration has been temporarily suspended due to some technical glitch.
As a result, the promoters will have to fill the Form A and furnish the same at the Tamil Nadu RERA’s postal address, together with the set of required documents.

Further, the details to be furnished in Form A are as follows:
- Basic details of the proposed promoter and developer;
- PAN of the Promoter;
- TIN ( Tax Identification Number) Registration;
- Service Tax Registration Number;
- VAT (Value Added Tax) Registration Number;
- Estimated cost of the proposed Real Estate Project;
- Details regarding the registration fee paid;
- NOC (No Objection Certificate)/ Approvals/ Permits, etc.;
- Declaration in Form B;
Documents Required for Real Estate Agent Registration
The documents required for the Registration of a Real Estate Agent under RERA in Tamil Nadu are as follows:
- A copy of the applicant’s PAN Card;
- Address Proof of the Agent/ Directors/ Partners;
- Registration Certificate for Firm and Companies;
- Address Proof of the premise being used as the Registered Office;
- Latest 2 Passport sized photographs for the Agents/ Partners/ Directors, etc.;
- ITRs (Income Tax Returns) for the last 3 financial years;
Process to Register a Real Estate Agent
The steps to register a Real Estate Agent under RERA in Tamil Nadu are as follows:
Visit the Official Portal
Firstly the applicant needs to visit the official website for TNRERA.

Click on Registration
Now, the applicant needs to click on the third option saying “Registration”. After that, he/she requires to choose the option “Agent”.

Apply Online
After that, the applicant needs to select the option “apply online” and requires to choose from the options available that whether he/she wants to apply as an “Individual” or as a “Firm”.

Select New Registration
Now, the applicant will be redirected to a new webpage wherein he/she will require to select the option “New Registration” for creating his/ her account for registration.

Create New Account
In this step, the applicant requires to fill all the details asked, such Name, Email id, Mobile Number, Password, etc. After that, he/she needs to enter the captcha given and click the option “Create New Account”.
Further, it shall be significant to note that after clicking the option “create new account”, the applicant will receive a unique Username and Password on his/ her registered email address and mobile number.

Again Visit the Official Website
Now, the applicant needs to re-visit the official TNRERA portal at https://rera.tn.gov.in/.

Again Click on Registration
Now, the applicant again needs to click on the third option saying “Registration”. Also, after that, he/she requires to choose the option “Agent”.

Again Apply Online
After that, the applicant again needs to select the option “apply online” and requires to choose from the options available that whether he/she wants to apply as an “Individual” or as a “Firm”.

Enter Login Credentials
Now, in this step, the applicant needs to enter the login credentials (username and password) that he/she has received on the registered mail and mobile number. After that, enter the given captcha and click on the option “Login”.

Fill in Details
Now, the applicant must fill in all the details and information asked, such as Name, Registration Type, PAN, Company Registration Name, etc.

Upload Documents
After that, in the second part of the registration form, the concerned applicant needs to upload all the necessary set of documents.
Make Fee Payment
Now, in the third part of the form, he/she requires to pay the fees applicable.
Check Declaration
In the fourth and the last part, the applicant requires to confirm that the information, details, and the documents provided by him/ her are true and best of his/ her knowledge.
Submit Form
In the last step, the applicant needs to submit the filed registration form.

Firstly the applicant needs to visit the official website for TNRERA at https://www.rera.tn.gov.in/#.

Click on Registration
Now, the applicant needs to click on the third option saying “Registration”. After that, he/she requires to choose the option “Project”.

Registered Projects
Now, the applicant needs to choose “Registered Projects” out of the 4 options given. After that, he/she requires to select the area, i.e., whether he/she wants to get the details of the project registered in Tamil Nadu or in Andaman and Nicobar Islands.

Select the Year
In this step, the applicant will be redirected to a new webpage, wherein, he/she require to select the year of the registration.

List of Registered Projects
Now, the applicant will be re-directed to the page wherein the details regarding various Real Estate Projects are included.

Process to Check the Registered Real Estate Agents

In this step, the applicant will be redirected to a new webpage, wherein, he/she require to select the year of the registration.

Now, the applicant will be re-directed to the page wherein the details regarding various Real Estate Agents are included.

In a nutshell, RERA in Tamil Nadu was enacted to regulate and govern the real estate sector of the state. Further, the main aim behind the implementation of Tamil Nadu RERA Rules was to streamline and monitor the real estate industry, which has mainly been unorganised and unregulated.
