The Telangana Real Estate Regulatory Authority or RERA in Telangana commonly called TSRERA was enforced by the state government on 04.08.2017. Further, the main aim to implement TSRERA was to promote and regulate the Real Estate Sector of the state.

Also, it shall be relevant to mention that for keeping the Real Estate Act at its basic, the TSRERA endeavours to make transactions, dealings, contracts, and delivery of information as obvious and efficient as possible.

In this blog, we will discuss the concept of RERA in Telangana, together with the Process to Register and View the Details of Registration under it.

Why is there a Need for RERA in Telangana?

The objectives of RERA in Telangana are as follows:

  1. Creates a Transparent course of Buying and Selling in the state’s Real Estate Sector.
  2.  Regulates and Boosts the Real Estate Sector of the state.
  3. Ensures that the Interest of both Developers and Consumers are well-protected and safeguarded.
  4. Makes sure that the Appellate Tribunal quickly resolves the Grievances raised by the customers.
  5. Maintains records of all the Real Estate Projects and Agents registered with the Authority for Public Viewing.

  1. Form L for Filing Appeal to Appellate Tribunal.
  2. Form M for Filing Complaint to RERA Registration Authority.
  3. Form N for Filing Complaint to Regulatory Authority.
  4. Annexure A for Filing Agreement for Sale.

  1. Form A for Filing Application for the Registration of Real Estate Project.
  2. Form B for Filing Declaration.
  3. Form C for Filing Registration Certificate of the Real Estate Project.
  4. Form D for Intimating Rejection or Revocation of the Real Estate Project.
  5. Form E for Filing the Application for the Extension of the Registration for Real Estate Project.
  6. Form F for Filing the Certificate of Extension of Registration.
  7. Form M for Filing Complaint to Authority.
  8. Form N for Filing Complaint to Regulatory Authority.

The documents required for the Registration under RERA in Telangana are as follows:

  1. A copy of PAN of all the Promoters.
  2. Annual Reports comprising ofthe Audited Profit & Loss Account;
  3. Audited Balance Sheets.
  4. Cash Flow Statements.
  5. Directors Reports for the previous 3 Financial Years.
  6. Auditors Report of the promoter for the previous 3 Financial Years.
  7. The Total Number of Open Parking Areas in the Project.
  8. The Total Number of the Covered Parking Areas in the Project.
  9. Validated Copy of the Title Deed.
  10. Encumbrance Certificate or Non–Encumbrance Certificate.
  11. An Application for the RERA Registration for Real Estate Project.
  12. Form B for Filing Declaration.
  13. Identity Proof for the Real Estate Agents.
  14. Address Proof for the Real Estate Agents.
  15. Identity Proof for the Contractors, Structural Engineer, Architect of the Proposed Real Estate Project.
  16. Address Proof for the Contractors, Structural Engineer, Architect of the Proposed Real Estate Project.
  17. The Total Number and Areas of Garage for Sale in the Proposed Real Estate Project.
  18. Performa of the Agreement for Sale planned to be signed with the Allottee.
  19. Performa for Allotment Letter planned to be signed with the Allottee;
  20. Performa of the Conveyance Deed planned to be signed with the Allottee.
  21. Location Details of the Real Estate Project.
  22. Development Works Plan for the Proposed Real Estate Project.

Process to Register Promoter under RERA in Telangana

The steps involved in the process to register Promoter under RERA in Telangana are as follows:

Visit Official Website

In the first step, the applicant needs to visit the Official Telangana RERA Portal at http://rera.telangana.gov.in/Home/Index.

Select Real Estate Project Registration

Now, the applicant requires to click on the third option “Services”, and after that “Real Estate Project Registration.

Click on New Registration

In this step, the applicant will be redirected to a New Webpage, wherein he/ she needs to select the option “New Registration”.

Create a New Account

Further, the applicant will be re-directed to an application form, wherein he/ she needs to provide the details asked for creating a new account. The term “Details” include User Type, User Name, Password, Mobile Number, E-mail ID, etc.

Also, the applicant requires to enter the Captcha provided and click on the option “Create User”.

Receive Verification Link

Now, the applicant will receive a Verification Mail to the registered email address. Further, he/she requires to click on the Activation Link to complete the process of registration.

Now, the applicant requires to again go back to the Portal’s Homepage.

Now, the applicant again requires to click on the third option “Services”, and after that “Real Estate Project Registration.

Enter Login Credentials

Now, the applicant requires to enter the Login Credentials (User Name and Password) received on the registered mail, together with the Captcha provided.

After that, click on Login to get redirected to a new webpage.

Fill in Required Details

Now, the applicant needsto fill in all the information and details asked. Further, the term details include Name, Type of Registration, PAN, Company Registration Name, CIN, Prior Experience, etc.

Upload Necessary Documents

After that, the concerned applicant/proposed promoter requires to upload all the required set of documents.

Pay the Required Fee

Now, in this part of the registration form, the applicant needs to pay the fees prescribed.

Thereafter in the last part of the application form, the applicant needs to confirm that the information, documents, and the details provided by him or her are true and best of his or her knowledge.

Submit the Registration Form

In the last and the final step, the applicant requires to click on submit to file the registration form.

Fee Structure Under RERA in Telangana

The Fees Structure for Obtaining Registration under RERA in Telangana are as follows:

Group Housing Project

  1. Rs 5 per sq. mtr for the Real Estate Projects which have the Land Area to be developed below 1000 sq. mtr.
  2. Rs 10 per sq. mtr for the Real Estate Projects which have the Land Area to be developed above 1000 sq. mtr and below Rs 5 lakhs.

Mixed Development Project

  1. Rs 10 per sq. mtr for the Real Estate Projects which have the Land Area to be developed below 1000 sq. mtr.
  2. Rs 15 per sq. mtr for the Real Estate Projects which have the Land Area to be developed above 1000 sq. mtr and below Rs 7 lakhs.

Commercial Projects

  1. Rs 20 per sq. mtr for the Real Estate Projects which have the Land Area to be developed below 1000 sq. mtr.
  2. Rs 25 per sq. mtr for the Real Estate Projects which have the Land Area to be developed above 1000 sq. mtr and below Rs 10 lakhs.

In a nutshell, TSRERA or RERA in Telangana is the Real Estate Regulatory Authority, which is solely responsible and accountable for guarding and protecting the rights and interest of home buyers, promoters, and real estate agents. Also, the same aims to safeguard the wrongdoings in the Real Estate Industry by eradicating troublemakers and fly-by-night operators.
