The Minimum Requirements for RERA Registration are as follows:

  1. All the Residential Units needs to get RERA Registration online;
  2. All the Commercial Units needs to obtain RERA Registration;
  3. The Proposed Area must be above 500 sq meters;
  4. If a project has more than 8 Apartments, it needs to obtain RERA Registration;
  5. The Promoter must have acquired the Certificate of Completion;
  6. If the Renovation, Redevelopment, or Repair includes Advertising, Marketing, Allotment, and Selling of Apartments;

The units exempted from the RERA Registration are as follows:

  1. If the Area of Proposed Land does not exceed 500 sq meters;
  2. If a project has less than 8 Apartments;
  3. In case the Promoter has received the Certificate of Completion for the Project prior to the commencement of the Act;
  4. If the Renovation, Redevelopment, or Repair does not include Advertising, Marketing, Allotment, and Selling of Apartments;

Documents Required for Registration under RERA in Rajasthan

The documents required for Registration under RERA in Rajasthan are as follows:

For Promoters

The documents that a Promoter/Builder need to furnish are as follows:

  1. A copy of PAN (Permanent Account Number) Card;
  2. Audited Balance Sheet for the Previous Financial Year;
  3.  Number of Parking Areas in each type of Parking, such as Basement, Open, Mechanical, Stilt Parking, etc.;
  4. Legal Ownership Deed showcasing the Promoter’s Title to the land;
  5.  Encumbrance Details;
  6. A copy of Collaboration, Development, Joint Development, etc., if the promoter is not the owner of the property;
  7. Application Form;

For Real Estate Agents

The documents that a Real Estate Agent needs to furnish are as follows:

  1. Basic Details, such as Name, Address, Type of Enterprise;
  2. Latest Passport Sized Photograph;
  3. A copy of PAN Card;
  4. Address Proof of the Registered Office;

The steps involved in the process to register a Project under Rajasthan RERA are as follows:

Visit the Official Website

In the first step, the applicant or the Promoter needs to visit the official website of Rajasthan RERA[1].

 Select Online Registration

Now, the applicant needs to select the third option from the Menu Bar, named “Online Registration”.

Choose Real Estate Project

Now, the applicant needs to choose the option “Real Estate project” from the drop-down menu.

Click on the Relevant Option

In this step, the promoter or the applicant first need to choose the option “Registration”, after that he/she will be redirected to a new page, wherein the applicant requires to select the relevant option from the following:

  1. Citizen;
  2. Udhyog;
  3. Government Employee;

Fill in Details and Submit Documents

After selecting the relevant option, the applicant will be redirected to the Application Form, wherein he/she needs to fill in all the information asked and upload the documents to move further.

Pay the Required Fees

Now, the applicant or promoter needs to pay the fees prescribed.

Submit the Form

Lastly, click on the submit option and note the reference number received for future reference.

Commercial (up to 1000 sq mtrs) Rs 20
Commercial (above 1000 sq mtrs) Rs 25
Plotted Development Rs 5
Withdrawal of the Application for Registration Rs 25000 or 5% of the Total Registration Fee (whichever is higher)
Extension of Registration of the Real Estate Project An amount equal to the half of the Registration Fee.

Process to File Complaint under RERA in Rajasthan

The steps involved in the process to File a Complaint under Rajasthan RERA are as follows:

Visit the Official Website

In the first step, the applicant needs to visit the official website of Rajasthan RERA.

Select Grievance

Now, the applicant needs to select the fifth option from the Menu Bar, named “Online Grievance”.

Choose Filing of Complaint

Now, the applicant needs to choose the option “Filing of Complaint” from the drop-down menu.

Click on the Relevant Option

In this step, the applicant first needs to choose the option “Registration”, after that he/she will be redirected to a new page, wherein the applicant requires to select the relevant option from the following:

  1. Citizen;
  2. Udhyog;
  3. Government Employee;

Fill in Details

Now, the Complainant needs to fill all the details asked in the complainant proof together with the required proof.

Pay the Required Fees

Now, the applicant needs to pay the fees prescribed, i.e., Rs 1000.

Submit the Form

Lastly, click on the submit option and note the reference number received for future reference.
